Purchasing a property is an investment in your future.  And the internet over the past 20 years has made some of the aspects of finding a property a lot easier.  But a good real estate agent as access to a lot of market information not available to the public.  Market knowledge is vital when making such an important and big finical decision. Knowing the market conditions give you an advantage and leverage when negotiating your contract with the sellers.  That’s why it’s important to work with a buyer’s agents whose responsibility by law is to represent, advise, negotiate and advocate for you and not the sellers.  That agent acts solely on your behalf and will disclose known information about the seller that may be used to benefit the buyer you provide them with leverage. By working with a buyer’s agent, you can avoid conflicts of interest that may arise with working directly with the listing agent of the property whose fiduciary responsibility lies with the sellers.

You will also want to remember that a buyer generally does not pay any money out of pocket for the services of a buyer’s agent. The buyer’s commissions are typically paid by the seller; the buyer’s agent and the seller’s agent split the total commission if no buyer’s agent in used then the listing agent gets to keep the total commission.
